I’m Joe Montgomery. I’m with Colliers in Atlanta, and I work all over the southeastern United States selling predominantly multi-tenant retail properties. So, I’ve sold over two dozen properties on the Ten-X platform over a period of just over 10 years, and we have enjoyed watching and participating in the evolution and the broader acceptance of the Ten-X platform into the commercial real estate community.

Ten-X does a really good job of managing expectations on both sides of the transaction and establishing a reserve with the seller that is appropriate to get the best possible results. It was a new and different thing that was too many times associated with lender disposal after the Great Recession, but the technology and the market efficiencies that that platform offers translate into all market conditions.

So, it’s a relevant platform that offers significant transaction benefits for all parties including buyers, sellers, and brokers. The benefit to the buyer is immediate access to a large pool of properties that are on the market. Ten-X has a constant conveyor belt of deals, be it whatever property type you’re interested in looking for – be it office, retail, hospitality, land – there’s always a deep inventory of property and it changes every day.

So if the property that you seek is not on that website today, come back next week because it probably will be. That’s the biggest single benefit, and not only is that information there available, it’s complete. The due diligence room is well stocked with all the information that an interested prospective bidder would want to be able to access to further explore. So if you want to take a casual look, you can do that. If you want to take a deep dive, everything is there for you right now to take that deep dive.

And then, when we come to the actual bidding process, purchasers are all on equal footing. It’s a level playing field for everybody, and access to the properties is not contingent on the traditional brokerage transaction paths of the past. Ten-X offers the seller a direct path to a vibrant market of active purchasers and a transaction path that is efficient and swift.

So, sellers, when they have made the decision to dispose of an asset and want to do it in an expeditious fashion, Ten-X is a very appealing platform and a good choice. I have always been impressed and satisfied with the Ten-X platform, and I would recommend it to any purchaser, any seller, and any broker.
