Every time we’ve used Ten-X, in the 20-plus that we’ve sold, I would say that we just get a level of professionalism and we get another person added to our team to really help us execute the highest price possible with a certainty of close.
Ten-X is a giant marketing platform, is really how I look at it. It adds another piece to our marketing that’s a little bit more dynamic. It gives us a different buyer pool that we might not have access to with our databases and our other listing services that we use. Ten-X also creates a certainty of closure for clients. If they have a loan coming due and they need to make sure that they’re out of it in the next six months, if we can get the auction done, it’s you know, 30-day close, 45-day close after auction, earnest money is not refundable. That certainty of closure is sometimes priceless.
We’ve done 20-plus deals with Ten-X, and to have another avenue to sell in a different kind of marketing where it creates a certainty of close is where Ten-X kind of entices our clients. And for us, to all work together. From the time that the listing is signed up on Ten-X, we start working hand in hand with our client and Ten-X. Gathering the due diligence documents, getting everything uploaded into the Vault, then we interface with all the potential buyers on Ten-X that register for the auction, making sure that they understand the due diligence documents.
If they can be certain about the property, then we know that they’re going to pay the highest price for it.
