Ross Langford of Lee & Associates Western Pennsylvania shares his experience and expertise partnering with Ten-X to successfully sell properties on the platform. He worked at CBRE for four years, where his journey with Ten-X began. Today, as a Vice President of Capital Markets at Lee & Associates, he continues to count on Ten-X as his go-to online auction platform thanks to its user-friendliness, highly knowledgeable and responsive team, and certainty of closing.
 

Ten-X: Have you used other auction platforms besides Ten-X?

Ross Langford: When my team determines an asset will be best received on an auction platform vs a traditional market, Ten-X is top of mind. I have spoken with other platforms and their representatives to understand their scope and
capabilities, but Ten-X is the front-runner when it comes to those categories.

The Ten-X deal dashboard is easier to navigate in comparison to some of the other auction platforms. The accessibility of it, the ease—it’s very user-friendly. There’s not much of a learning curve behind the platform. From a first-time perspective, it was fairly easy to understand how it worked. And the look and feel of it comes across as a bit more professional than other platforms.
 

How has your experience been with the Ten-X team?

I always consult with Ten-X on opportunities that would fit the platform. The team is easy to communicate with and more than happy to help in any way possible. Everyone has been a fantastic resource. Chase Seegars is very responsive, and we have two new opportunities in the Pittsburgh MSA coming up for auction soon. Everyone at Ten-X is working toward a common objective to get the deal across the goal line, and it’s certainly refreshing.
 

What have been the benefits of working with Ten-X?

Ten-X brings a lot of unique buyers—a lot of new players who are looking for opportunities that are going to be best suited to their portfolio.

Looking at the current market conditions, there’s less inventory on the market, and deals are taking longer to close. Being able to offer all-cash, quick-close is a significant benefit. Ten-X does a fantastic job of providing a good expectation of closing the deal, and mitigating the risk of potentially not closing.
