Baltimore's iconic One Charles Center office building, once owned by Orioles owner Peter Angelos, recently sold in a Ten-X auction event. Angelos initially purchased the property in 1996 for $6M, and the property successfully sold for $4.1M in Ten-X's auction following an earlier unsuccessful attempt to sell.
Ten-X Senior Sales Director Bradd Caplan joined The Baltimore Sun to discuss the deal, where he noted that amid changes in the workplace landscape, Baltimore is just one of many markets in the United States experiencing low office occupancy rates and sales prices.
“We’re not seeing that just in Baltimore,” said Caplan. “I think it’s market conditions, where interest rates are. There are a lot of vacancies, companies are reducing their footprint for how much space they need — it’s a combination of these things.”
